These disclosures apply to all MortgageCS ads and rate quotes. Please review them to understand terms that may affect your loan.

- Annual Percentage Rate (APR), programs, rates, fees, closing costs, terms, and conditions are subject to change without notice and may vary depending upon credit history and transaction specifics.
- Rates may not be available at the time of loan commitment or lock-in, as they fluctuate multiple times throughout the day.
- By refinancing an existing loan to reduce monthly payments, the total finance charges may be higher over the life of the loan.
- Some state and county maximum loan amount restrictions may apply.
- Flood and/or property hazard insurance may be required.
- Any loan offered by a broker is an arrangement with a third party lender.

Rate Assumptions & Requirements
Interest rates fluctuate throughout the day and may change at any time without prior notice. To safeguard against potential increases while your loan is in process, a rate lock agreement can be used. These rate locks generally span from 15 to 60 days, though longer lock periods may be available and could come with different pricing considerations.

- Excellent credit score (740+)
- Loan-to-value (LTV) under 80%
- 30-day rate lock period
- Conventional first mortgage
- Single-family residence
- Primary residence only
- Sales price equals appraised value
Borrower Requirements
- Meet minimum down payment
- Pass underwriting guidelines
- Credit and income verification
- Property appraisal approval
- Valid homeowners insurance
- Proof of funds for closing
- Employment verification
Additional Important Information
Closing Costs
Additional closing costs may be necessary beyond those quoted. These may include appraisal fees, title insurance, recording fees, and other third-party charges. Ask your loan officer for a detailed Loan Estimate.
Property Requirements
All properties must meet lender guidelines and pass appraisal requirements. Certain property types may have additional restrictions or require specialized loan programs.
